- Beach House Rental/Vacation Rental St George Island Florida Guidelines
- Pets. Absolutely no pets are allowed in our home or on the premises. If a pet is discovered during your stay, you will be evicted with no warning. You will also incur an additional charge for flea spray if any evidence of a pet(s) is found in our home or on the premises. If any pet(s) hair is found in our home, there will be an additional $500.00 cleaning fee. This includes emotional support animals.
- Maximum Occupancy: The maximum number of occupants in a rental unit is strictly regulated by the local ordinance. Exceeding the designated maximum occupancy of the rental unit will result in immediate termination of the rental agreement and forfeiture of the entire rental amount paid. Renters will be asked to leave immediately. Maximum occupancy includes infants, children and toddlers.
- Reservations: Reservations are encouraged and will be accepted up to one year and two weeks in advance. All reservations require a valid Visa, Master Card, or Discover. We kindly ask that you do not use American Express.
- Rates: Rates are based on season and length of stay and can be found at www.vrbo.com or ECBYO.com Rates are subject to change without notice. Sales tax will be added to all reservations.
- Deposit Payment: A minimum payment of 50% down per reservation is required. 50% is due 30 days prior to check in. If you book Reservations for the next calendar year are subject to rate increase and availability. We do accept advanced bookings within 1 year and two weeks. Deposit Payments may be made by e-check or credit card. Checks are not accepted.
- Rental Payment: Final rental payments are due in full 30 days prior to arrival. Payments may be made by echeck or credit card. Reservations made less than 30 days before arrival require full payment.
- Refunds: Refunds will not be given for late arrivals or early departures. We encourage you to purchase renters insurance as we enforce our cancellation policy.
- Cancellations-Cancellation Fees: Cancellation Fees: Please contact us as soon as possible in the event you must cancel your reservation. Travelers who cancel at least 60 days before check-in will get back 100% of the amount you have paid minus 15% cancellation fee. If you cancel between 30 and 60 days before check-in you will receive 50% back minus 15% cancelation fee. If you cancel less than 30 days there is no refund.
- Hurricane Policy: Should a hurricane or tropical storm threaten our area we will receive evacuation instructions from the National Hurricane Center and our local governing officials. If the Mandatory Evacuation order is issued, refunds will be issued for the number of days the evacuation is ordered. For example, if the island is evacuated for two days, you will receive 2 days refund only. We highly encourage you to purchase rental insurance
- Family Rentals Only: Our vacation home is for family rentals ONLY. Our house will not be rented to vacationing students or young adults (under 25) unaccompanied by a responsible parent or guardian. During spring break season, we require one parent for every two persons under the age of 25. A PARENT MUST BE STAYING IN THE HOUSE AT ALL TIMES. Weddings, Wedding Receptions, Family Reunions, or Parties of any kind are not allowed at or on the property of any rental units. Any group, Civic, Church or otherwise renting for the purpose of a meeting is required to have approval prior to check-in. OUR HOUSE IS MONITORED FOR VIOLATION OF THIS POLICY. ALL VIOLATORS WILL BE EVICTED WITH ALL RENTAL PAYMENTS BEING FORFEITED AND ADDITIONAL CHARGES WILL BE APPLIED! RESERVATIONS MADE UNDER FALSE PRETENSES ARE NULL AND VOID AND CHECK-IN WILL NOT BE ALLOWED. NO EXCEPTIONS!
- Check-in/Check-out: Check-in time is 4 p.m. Absolute check-out time is 10 a.m. so that we may prepare for our next arrival.
- Key Policy: The house has a key safe and we will provide you with the code for the safe before your arrival. The pool has a coded lock and we will provide you with the code before your arrival. Please DO NOT GIVE OUT THESE CODES. Please make sure all external doors (including the pool entry) are locked and place the house keys in the key safe before departure.
- Housekeeping: Your vacation accommodations will be cleaned to quality standards prior to your arrival and after your departure. You will be responsible for the cleaning of your unit during your stay and for leaving the unit in good condition at check-out including: Placing all trash in the outside container and moving it to the curb. Washing and putting away all dishes. Removing and bagging all bed linens and towels. Sweeping all floors. We respectfully request that you remember that you are staying in our home during your vacation; please treat it with the care you would your own. A cleaning fee of $250.00 will be charged if unit is left unclean. You will also be placed on our do not rent to again list.
- Linens/Towels/Supplies: Bed linens and bath towels are furnished. 1 towel/wash cloth per person Please bring your own beach towels and beach blankets, as linens are not to be removed from the unit. Guests will need to provide their own paper items and cleaning supplies. An initial set up of trash liners, bath tissue and facial soap is provided. Extra items needed are the responsibility of the guest. Due to COVID, we are only allowed to provide thin washable blankets on the beds, if you are cold natured your will need to bring thick blankets. You will also need to bring extra pillows if you want more than two pillows per bed as we are not allowed to provide extra.
- Owners closets: Our home has several closets for storage of our personal property. These closets should remain locked and are NOT included in the rental.
- Smoking: Smoking is strictly prohibited inside our home. You will incur an additional charge for deodorizing if any evidence of smoking is found. If you choose to smoke outside, you must maintain 15 feet from all doors, entry ways and windows. please dispose of your butts properly.
- Telephone: Most units provides telephones and the number will be provided before check in. Units that do not have phones, You will need to have a cell phone.
- Pool Rules: There is no lifeguard on duty. Children are not allowed in the pool area without adult supervision. Infants and children who are not potty trained must wear a disposable swim diaper. No diving. No running. No glass in pool area. No jumping off balcony into pool.
Fecal Accidents in Pool-Pursuant to the Florida Law, any fecal accident in the pool whether it is a leaky diaper, one piece or diarrhea, MUST BE REPORTED and the pool must be closed for 24 hours. This is a potential life or death issue. The owners WILL NOT BE RESPONSIBLE FOR ANYONES DEATH, caused by fecal accidents. A charge of $150.00 will be billed to the renters for pool closing, clean up and extra chemicals.
If you have a fecal accident in the pool, please contact the maintenance number listed on the guidelines.
- Grilling: You are provided a grill to be used in the grill area only! Due to fire codes you cannot GRILL ON ANY OF THE PORCHES! You will be asked to leave the premises immediately if you are found grilling in an area other than the grilling area. The grill will hold 5-6 steaks or 10-12 hamburgers at one time.
- Camping: The maximum occupancy will be enforced. Camping will not be allowed. Campers of any type, pop- up campers, motor homes, tents etc are not allowed on the premises. There will be no camping on the beach. Due to the enforcement by the State of Florida, no tents, chairs, pop-up tents can be left on the beach over night. Due to the Sea Turtles nesting this is not allowed! The Federal Government is now fining anyone who leaves anything on the beach and confiscating anything left on the beach.
- Liability: Our home is privately owned. We are not responsible for any accidents, injuries, or illnesses, that occur while on the premises or its facilities. We are not responsible for the loss of personal belongings or valuables belonging to the guest. By accepting this reservation it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others they invite to use the premises.
- Parking: Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked vehicles are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
- Water and Sewage: The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet tissue. No feminine products should be flushed at anytime. Pour grease in the container under the sink. Do not pour grease down sinks. Living on an island the septic system is an aerobic system, anything flushed other that toilet tissue will clog the filters and burn up the motor. If it is found you flushed anything other than toilet paper you will be charged $750.00 for repair.
- Maintenance: For maintenance issues a phone number will be provided at check in. Please call us only for emergency maintenance issues only. If it is something that can wait after you check out, (ie change out a lightbulb) please let us know at the end of your stay.
- Air Conditioner- Windows and doors are to remain shut at all times. If the doors and windows are open while the air conditioner is running, it causes the air conditioner to freeze up. If it is determined that the air conditioner is frozen for these reasons, you will be charge a service charge. By leaving windows and doors open lets salt particles get into the house. This is devastating to all electronics and motors. Such as, cell phones, air conditioners, microwaves, dishwashers, washer and dryer.
- Furniture- Please do not remove slip covers off the furniture, Do not move furniture out of its place. Return all remote controls to their original TV's. Leave all remotes bedside the TV's. Please do not disconnect TV’s and move them to other rooms.
- Security Deposit: The tenant is required to pay a $250.00 security deposit. VRBO may not charge this deposit, but they may charge your credit card after check out if any damage has occurred. If VRBO requires the money up front it will be refunded 10-14 business days after your stay. You will only receive a full refund if the following rules are followed. If you book through ECBYO a check will be mailed out 10-14 days after check out.
The tenant(s) are responsible for the care of the premises, appliances and furnishings and for all damages caused by accidents, negligent or wrongful acts by the tenant or tenants guest(s). The tenants agree to replace, at their own expense, or to reimburse the owner for all losses, breakage, or damage that may exceed the security deposit.
Pictures are taken and documented at every check out.
Tenants agree to pay all reasonable cost, attorney fee's and expenses that shall be made or
incurred by the owner if the owner has to enforce this agreement.
- We are not responsible for any items left after you check out, if we are called to go find your items, and you want them shipped back, there will be a $100.00 service fee plus shipping and handling charges.
- Anyone who removes the bed bug covers on the mattresses will be charge $100.00 per bed! You will also be charge for replacement of mattresses up to $1000.00 per bed, decontamination of the home for bed buds up to $700.00 and for loss of income due to having to shut the home down for decontamination.
